What is my Inspirada home worth?

Inspirada does not price as one market. Value tracks the specific plan, the village, whether you are behind a gate, lot position and what your particular floor plan has sold for recently — not a neighborhood-wide price per square foot. Two homes the same size in different sections can carry very different HOA obligations, which affects what a buyer can pay. We price off the closings for your exact plan rather than an area average.

How long do homes take to sell in Inspirada?

It depends heavily on which section you are in and how the home is priced against its own plan. Some pockets see only a handful of sales a year, so the buyer pool is small but motivated; others have steady traffic. The first two weeks carry most of your leverage, which is why the pricing and the photography have to be right before you go live rather than corrected afterward.

What do buyers ask about most?

HOA dues, almost every time. Buyers see a number on the listing and are not sure whether it is the whole picture, because in Inspirada it often is not — a gated or townhome address carries a second association. Having the correct total, and being able to say what the second association actually pays for, removes an objection before it becomes one. Schools and which park is closest come next.

Many Inspirada parcels carry a special improvement district assessment on the Clark County tax bill, separate from the HOA. Knowing your number before you list means you decide how to use it instead of reacting to it.

What does the HOA resale package involve?

Nevada requires the seller to provide the buyer with a resale package from the association, and the buyer gets a rescission period after receiving it. Ordering it early matters, because a delay there can push your closing. If your home is in a gated or townhome section you may need packages from more than one association, which takes longer — worth starting the day you go under contract.
