What the numbers say right now
Half of Inspirada’s recent sales closed above $565,000 and half below, at a median of $251 a square foot. Homes are going under contract in about four weeks, and sellers are getting roughly 98% of their original asking price — a market that is neither overheated nor stalled.
The spread between villages is the part most buyers miss. Village 3 carries the highest median in the community at $775,000, driven by the gated enclaves — Alterra, Porta Di Ferro and Milano. Village 1 at the northern end sells fastest, with a median of just 16 days on market. Village 6 on the western edge is the busiest resale market by volume and the best value per square foot at $230.
Townhomes and single-family homes are effectively two different markets sharing one address. Townhomes run a median of $419,000 against $605,500 for detached homes — but the gap narrows sharply per square foot, $245 against $254. You are paying for space, not for location.

What it means: new listings roughly doubled — about 30 a month last fall, about 65 a month through 2026 — while homes going under contract moved from about 27 to about 38 and closings from about 27 to about 37. Supply is growing more than twice as fast as buyers are absorbing it, and the gap widens from January on. For sellers that means more competition and more attention on price. For buyers it means more choice and more room to negotiate than at any point in the last year.

Where the data comes from
These figures come from closed MLS transactions inside Inspirada’s boundaries, refreshed weekly. Village assignments come from the recorded subdivision pod on each sale, which is why the breakdown above exists nowhere else — the MLS records a pod number, not a village, and the two had to be mapped. Medians are used rather than averages so that one unusual sale cannot distort the picture.
