If you are looking at a home in Inspirada, that $255 is the number you can count on. What changes from street to street is whether there is a second association on top of it — a gated enclave, a townhome association, or the Toll Brothers clubhouse. The Inspirada Community Association says so plainly on its own payment page: additional charges apply for gated neighborhoods and for Toll Brothers Clubhouse access.
To show you what those second fees actually run, we pulled every Inspirada listing that hit the MLS between September 2024 and August 2026 — 710 homes — and sorted the reported association dues by subdivision. Here is what buyers are really paying.

Amiata carries its own association and is the highest regular bill in Inspirada. The Toll Brothers townhome enclave off Via Delle Arti is next at about $201, which buys a private pool and gym.

Have Inspirada HOA fees gone up?
The master fee has not moved. Across two years of listings the typical single-family bill stayed at $85 a month and the typical townhome bill stayed at $160.

The Inspirada board sets assessment rates annually when it adopts the budget, so any of these can change again at the start of a calendar year.
What the Inspirada assessment pays for
The master assessment funds the shared side of the community — the operating budget for day-to-day maintenance, repairs and administration, plus reserve funds for major repairs and replacements down the road.
A second association, where you have one, pays for whatever that smaller group owns — the gate and its private streets, the roofs and exteriors on a townhome building, or in the Toll Brothers enclave a private pool and gym.
How to pay your Inspirada HOA
Assessments are due January 1, April 1, July 1 and October 1. The association offers a few ways to pay:
- Online through Alliance Association Bank. Setting up an ACH transfer from your bank has no fee. One-time or guest payments do: $2.95 by eCheck, $5.00 by debit card, or 3% by credit card.
- The BUURT homeowner portal, where you can also see your balance and account history.
- By mail, to the association lockbox at PO Box 93327, Las Vegas, NV 89193-3327, or to the on-site office.
Pay late and you may face monetary penalties and restrictions on using the amenities, so it is worth setting the ACH up once and forgetting about it.

Questions buyers ask us
How much is the HOA in Inspirada?
$255 per quarter, or $85 a month, for the master Inspirada Community Association. That is what most single-family homeowners pay in total. If the home is in a gated enclave or is a townhome, there is a second association on top of it, which pushes the all-in figure to roughly $122 to $277 a month depending on the neighborhood.
Is the Inspirada HOA billed monthly or quarterly?
Quarterly. The master assessment is due on January 1, April 1, July 1 and October 1. This trips up a lot of buyers, because MLS listings usually show a monthly figure — you will see $85 in the listing and a $255 bill in the mail. They are the same thing.
Why do some Inspirada homes show two HOA fees?
Because they have two associations. Everyone belongs to the master Inspirada Community Association. On top of that, gated neighborhoods have a gate association, townhomes have an association that maintains the buildings and shared exteriors, and the Toll Brothers enclave has one that runs its private pool and gym. A handful of homes have three. When you see two or three dues lines on a listing, add them together to get your real monthly number.
Which Inspirada neighborhoods are gated?
The neighborhoods that carry a second association above the master fee include Marin, Vistamar, Castano, Terraces, Alterra, Montero, Reliance, Escala, Fortana, Veneto and Solano, along with the Lennar enclave off Sunrise Mist and Morning Moon. Gate status has changed over the years as sections were built out, so confirm it for the specific address.
Do I have to pay extra to use the Inspirada pools?
No. The pools are covered by the master assessment every homeowner already pays. What you do need is an access card from the community association, and those take up to 48 business hours to process during pool season — so request it before the weekend you want to swim, not the morning of. Pools are heated roughly mid-March through mid-October.
Can I use any park in Inspirada, or just the one near my house?
Any of them. An Inspirada address gives you all seven parks and every pool, no matter which village you live in. See the Inspirada parks guide for what each one has.
Are Inspirada townhome HOA fees higher than single-family?
Yes, and for a reason — the townhome association maintains the building exteriors and shared grounds that a single-family owner takes care of themselves. The standard Inspirada townhome runs $480 a quarter, which is $160 a month: $255 to the master and $225 to the townhome association. Amiata and the Toll Brothers enclave are higher.
Who manages the Inspirada HOA?
CCMC manages the Inspirada Community Association day to day from the on-site office at 2000 Via Firenze. The board currently has three developer-appointed members and two homeowner members, and transitions to a fully homeowner-elected board at 90% build-out.
What is not covered by the Inspirada HOA?
Your own home. The association insures the common areas only, so your homeowner’s policy has to cover the structure and your improvements. Trash is billed separately by Republic Services, which collects on Tuesdays with bulk pickup every other Tuesday. Property taxes, and any special improvement district assessment on the parcel, are separate again and show up on your Clark County tax bill — worth checking per address before you write an offer.
What rules come with the Inspirada HOA?
The usual master-planned ones. Park in your driveway or garage and leave the street for guests; no disabled or unregistered vehicles stored in the community; RVs and commercial vehicles get 48 hours to load and unload. Up to three domestic pets per household, leashed on public property, and you clean up after them. Garage sales only happen during the two community-wide events, which run 8am to 2pm on a Saturday in late April and mid-September. Exterior changes go through Design Review first.
Is the Inspirada HOA fee worth it?
That is your call, but here is the comparison that matters: $85 a month is on the low end for a master-planned community of this size in Henderson, and it buys seven parks, five heated pools, a trail network, pickleball, tennis, basketball, splash pads and dog parks. If you are weighing Inspirada against a neighborhood with no association, you are also weighing it against no pools and no parks. Where it gets more expensive is the second association — a gate or a townhome exterior is a real cost, and worth knowing before you fall in love with a floor plan.
