Inspirada Open Houses This Weekend | Henderson NV

Four homes are open in Inspirada this weekend, three on Saturday and two on Sunday. Here is where they are, when they are open, and what each one would cost you a month.

Inspirada does not allow open house signs in the neighborhoods. You can drive these streets all Saturday and never see an A-frame on a corner. That is why this page exists. We rebuild it every week from the live MLS so you know where to go before you leave the house.

The map, in driving order

Saturday’s three stops are 2.9 miles and about 10 minutes of driving. Sunday’s two are 1.4 miles apart, about 5 minutes. The open house times shape your day more than the distance does.

An easy Saturday afternoon. Start at 2981 Barrett Springs around 12:20. 2572 Ofanto is about 7 minutes west, so you are there by 12:40. 3349 Solento is two minutes from Ofanto and opens at 1:00. You can see all three and be done by about 1:15.

Every home gets a payment breakdown, all four of them

The first question at almost every open house is what the place would cost per month. The answer depends on how you finance it, and on the same house that can swing the payment by close to a thousand dollars. So we ran the numbers on all four.

Each home shows two ways in at today’s rate, with the same taxes, insurance, HOA and SID/LID underneath both. Freddie Mac’s survey put the 30-year average at 7.40% on October 8, up from 7.28% a week earlier, and we run these at 7.45%.

  • The low-down-payment column. Ofanto and Donatello Manor both fit under Clark County’s FHA ceiling of $541,287, so theirs is 3.5% down FHA with the mortgage insurance shown as its own line. The sellers at 2981 Barrett Springs and 3349 Solento take cash, conventional or VA, so those two run at 5% down conventional.
  • 20% down. A much bigger check up front, and the mortgage insurance disappears.

On 2572 Ofanto at $525,000, that is roughly $4,449 a month with about $23,625 to close, against roughly $3,548 a month with about $110,250 to close. Which one is right depends on how much cash you want to keep, and that is a conversation worth having before you fall for a house.

Why there is a refinance column

Plenty of people buying right now expect to refinance if rates ease off, so we show you what each home looks like at 6.45% as well. It tells you what the house costs you in a better market, which matters when you are deciding how long you plan to stay.

This is the part we care most about. If rates drop and you refinance, your payment falls. If you keep paying what you were already paying, the difference goes straight at the principal.

Questions we get every weekend

Why are there no open house signs in Inspirada?

The community does not permit them in the neighborhoods. Agents can advertise an open house, and they cannot stake a corner to point you to it. That is the reason we publish this page every week.

Do I need an appointment?

No. An open house is open to the public during the hours listed. Walk in, look around, and take your time.

Should I bring my own agent?

Yes, and tell the agent at the door who represents you when you arrive. If you do not have one yet, we are happy to meet you at any of these.

What is a SID or LID on my tax bill?

A special improvement or limited improvement district. It is an assessment that paid for roads, sewers and utilities when the pod was built, and you inherit the remaining balance. All four homes this weekend carry one, and we show the annual amount on every card and in the packet.

Why is the HOA number different from what I saw elsewhere?

Many Inspirada homes sit in two associations, a sub-association plus the master, and many bill quarterly or twice a year. Most feeds report only the primary one. We use the total monthly figure from the MLS, so the number on this page is what you would pay.

Is this list complete?

It is every single family home in Inspirada with a public open house scheduled this Saturday or Sunday, pulled live from the MLS. After Sunday it is gone, and we build a new one for next weekend.
