Summerlin and Inspirada are the two master plans buyers relocating to Las Vegas most often weigh against each other — and they sit on literally opposite corners of the valley. Summerlin is northwest against Red Rock. Inspirada is southeast in the Henderson foothills. You are choosing a side of town before you choose a house.
Inspirada is our farm — the community we know street by street — though we work throughout the Las Vegas valley. Summerlin is an excellent community and we will not pretend otherwise — but there is one number in this comparison that most buyers never see, and it changes the math.

The number nobody shows you: price per square foot
Compare median sale prices and these two communities look similar. Compare price per square foot and they are not close.
Inspirada’s current median price per square foot sits around $251 — that figure comes from closed GLVAR MLS sales and is rebuilt weekly on our market trends page. Third-party market reports for Summerlin in mid-2026 have put its median around $346 per square foot.
If those hold, roughly the same budget buys you meaningfully more house in Inspirada. That gap is the “Summerlin premium” — brand, Red Rock proximity, design controls and Downtown Summerlin, priced in. Whether it is worth paying is a real question with a real answer for some buyers. It is just worth knowing you are paying it.

Location, honestly
Where Summerlin wins
- Red Rock Canyon. If you hike, climb or ride, Summerlin’s trail network connecting into Red Rock is not something Henderson can match. This is a genuine lifestyle differentiator, not marketing.
- Downtown Summerlin. A large open-air retail and dining district with a ballpark and the Golden Knights’ practice facility. Henderson has nothing at that scale.
- Golf density. More courses, more guard-gated golf villages.
- Scale. At roughly 22,500 acres, Summerlin offers far more variety of product and price point.
Where Inspirada wins
- Airport access. Roughly 15–20 minutes versus 25–35. If you fly weekly for work, that is hours a month.
- Price per square foot. See above.
- Municipal services. Inspirada is inside the City of Henderson, with its own police department and city services. Much of Summerlin is unincorporated county.
- Park density per household. Seven parks inside 1,500 acres is a tighter ratio than Summerlin’s larger footprint delivers in most villages.
- Lake Mead and Boulder City. Substantially closer.
The commute question
This decides it for a lot of households, and people underweight it until they have lived it.
Crossing the valley from Summerlin to Henderson — or the reverse — is a real drive, and the 215 does back up. If your job is on the south end, at the airport, or on the Strip, Inspirada is the practical choice. If your job is in the northwest or you work from home, Summerlin’s isolation costs you less.
Drive it at your actual commute hour. Both directions. Before you write an offer.
HOA and assessments
Both communities layer a master assessment with neighborhood sub-associations, and both have areas carrying SID or LID assessments from infrastructure financing — which land on the tax bill, not the HOA bill, and transfer with the home.
The only fair comparison is the full monthly stack on two specific addresses. Our HOA fee tables give you the Inspirada side by neighborhood; ask the same question of any Summerlin listing before comparing payments.
Schools
Both are served by Clark County School District, and both have charter and private options nearby. Neither community has a blanket advantage — it comes down to the specific zoned school for the specific address, and zoning in both has been redrawn as they built out.

Choose Summerlin if…
- Red Rock and the trail network are central to how you spend your time
- You want a walkable large-scale retail and entertainment district
- You are shopping guard-gated golf communities
- You work in the northwest valley or fully remote
- The brand and design controls matter to you and the premium is acceptable
Choose Inspirada if…
- You want more square footage for the money
- You fly often or work on the south end of the valley
- You have young kids and want parks and pools within walking distance
- You want to be inside an incorporated city with its own services
- Lake Mead is part of your weekend
Common questions
Is Summerlin nicer than Inspirada?
Summerlin is larger, older and has stricter design controls across a much bigger footprint, which produces a very consistent look. Inspirada is newer and denser in amenities per acre. “Nicer” depends entirely on whether you are buying a lifestyle or square footage.
Which holds value better?
Be skeptical of anyone who answers this confidently, including us. Summerlin’s brand has historically supported a premium; Inspirada’s lower price per square foot leaves more room beneath it. Neither is a guarantee, and past performance in one valley cycle does not predict the next.
