New Construction vs. Resale in Inspirada: How to Choose

We have personally bought new construction and we have personally bought resale. Here are the questions buyers ask us most, answered with numbers from homes that closed in this community.

Is new construction or resale better in Inspirada?

Both work. They cost you different things.

New construction gets you a lower payment for the first few years and a home nobody has lived in. You finish the backyard yourself and you buy farther out. Resale gets you a finished yard, grown-in landscaping and a shorter drive to everything. You pay closer to full rate.

We have bought both ourselves. Jeff has bought new construction and we have owned resale, so we have lived these trade-offs personally. Between us we have closed nearly 400 homes across the Las Vegas valley over 20+ years each.

What are builders offering in Inspirada right now?

Rate buydowns, and price.

We recently closed a home on Morning Moon Street in Lucere Square, the Lennar community in Village 6, where the buyer got a 3-2-1 buydown: 1.9% the first year, 2.9% the second, 3.9% the third, settling near 4.9% after that. The builder paid for it.

The price moves too. On that same street, five of the last seven homes closed under asking, averaging $43,035 below list.

A resale seller rarely has that kind of room. What a resale gives back is everything already finished. Ask us to run the buydown against a comparable resale payment before you decide which one is actually cheaper for you.

Does a new construction home come with a finished backyard?

No. Builders here hand over dirt, and most HOA rules give you a year to finish it.

That is real money and real time on top of the move. Budget it before you sign.

A resale usually has that done. We filmed a home built in 2024 where the backyard was complete and the house still felt brand new. That is the version of resale that gets overlooked, and it is often the best value in the community.

Which one is closer to shopping and schools?

Resale, in most cases.

Las Vegas grows in rings. New homes go where there is open ground, which is always the outer edge, and retail follows once enough people live there. Buy new and you are usually a few years ahead of the amenities.

Buy a resale and you land where that already happened. The 2008 home we filmed on Danzinger Place sits near Capriola Park with shopping established around it.

How much does mature landscaping actually matter here?

In this climate, more than most buyers expect.

That Danzinger home was built in 2008. Nearly twenty years of growth means real trees and real shade. New trees take years to give you that, and no incentive shortens the wait.

New construction answers back with a warranty and finishes nobody has worn out. Both are worth something. Which one is worth more depends on how long you plan to stay.

Will new construction or resale hold value better in Inspirada?

Location does most of the work, and location is the thing you cannot renovate later.

About 80% of Nevada is federally owned, roughly 56 million acres. Development runs outward until it hits federal land and stops. That hard edge is part of why land inside the valley holds value, and why homes closer in tend to stay desirable as the outskirts keep pushing.

New construction on the edge today becomes established as the valley fills in behind it. That has happened repeatedly here. The question is how long you want to wait for it.
