Henderson is not one housing market — it is a dozen of them stacked into 100 square miles. A guard-gated custom home on Black Mountain and a new townhome in the southern foothills are both “Henderson,” and almost nothing about buying them is the same.
Inspirada is our farm — the community we know best — so we will say up front where our bias lies. We work throughout the valley, so this is not a pitch to move you into one zip code. But we lose more deals to the wrong recommendation than to honest ones, so this page describes what each area is actually good at, including the ones we do not sell.

Green Valley
The original Henderson master plan, and still the default answer for “where should I live in Henderson?” Green Valley, Green Valley North and Green Valley Ranch cover a wide range of ages and price points, from 1980s single-story homes to newer builds near The District.
Choose it if you want mature trees, short drives to restaurants and grocery, and established schools. Skip it if you want a brand-new home — most of the inventory is resale, and renovation costs are real.
Inspirada
Our community, so here is the honest version. Inspirada sits in the southern foothills in 89044 — more than 1,500 acres across seven villages and a town center, built out by KB Home, Toll Brothers, Tri Pointe, Pardee, Century Communities and Beazer. Its defining feature is amenity density: seven parks with heated pools, splash pads, sports courts, dog parks and a trail network.
Choose it if you have kids, you want a home built in the last fifteen years, and you will actually use the parks. Skip it if you want a large lot, you dislike HOA structures, or you want to walk to dinner — Inspirada is a drive-to-everything community, and the HOA is layered with a master assessment plus a sub-association.

Cadence
Henderson’s newest large master plan, roughly 2,200 acres on the north side near Lake Mead Parkway. Cadence has spent heavily on amenities — a large central park, pickleball, trails, events programming — and has a 55+ section, Heritage at Cadence.
Choose it if you want the newest possible construction and a strong events calendar. Skip it if you want a shorter drive to the airport or the Strip — Cadence sits on the opposite end of Henderson from Inspirada. We wrote a direct Inspirada vs Cadence comparison for buyers deciding between the two.
Anthem & Sun City Anthem
A large hillside master plan with three distinct pieces: general Anthem, the guard-gated Anthem Country Club with its golf course, and Sun City Anthem, an age-restricted 55+ community with its own recreation centers.
Choose it if you want elevation and valley views, or you are shopping active-adult. Skip it if you have young children and want them in a neighborhood full of other young children — the demographic skews older than Inspirada or Cadence.
Seven Hills
About 1,300 acres and more than two dozen sub-neighborhoods, which makes “Seven Hills” almost meaningless as a single label. It contains everything from attached condos to guard-gated custom estates.
Choose it if you want an established, well-regarded address with hillside views and a wide price range to shop within. Watch for the variance — two homes a half mile apart can be very different products with very different HOAs.
MacDonald Highlands & Roma Hills
Henderson’s ultra-luxury tier. MacDonald Highlands is guard-gated around DragonRidge Country Club, with custom homes and hillside lots overlooking the valley. Roma Hills is a smaller guard-gated enclave of custom homes nearby.
Choose it if you are buying at the top of the market and want a custom home with a view. Understand that this is a different transaction entirely — longer timelines, smaller buyer pools, and pricing that does not follow the broader Henderson market.
Lake Las Vegas
Built around a 320-acre man-made lake, with golf, resort hotels, a village center and a Del Webb 55+ section. Nothing else in the valley looks like it.
Choose it if the lifestyle is the point and you do not commute daily. Skip it if you do — it is the most geographically isolated option on this list, and that isolation is priced into resale.
Tuscany
A guard-gated community of roughly 526 acres with its own golf course, fitness center and sports courts, mixing single-family homes and townhomes.
Choose it if you want gated golf-course living without luxury-tier pricing. Skip it if school zoning is your top priority — verify assignments carefully here.
How to actually choose
Most buyers we talk to are optimizing for the wrong variable. Three questions sort Henderson faster than any list:
- New or established? This single answer eliminates half the map. New construction concentrates in Inspirada and Cadence. Established inventory is Green Valley, Anthem, Seven Hills.
- How often do you drive to the airport or the Strip? Inspirada and Seven Hills are close to the 215 on the south end. Cadence and Lake Las Vegas are not. This matters more than buyers expect after the first month.
- Will you use the amenities? Amenity-heavy communities charge for amenities whether you use them or not. If your family will be at the pool four days a week, Inspirada’s HOA is a bargain. If not, you are subsidizing someone else’s.
Common questions
Which Henderson neighborhood is best for families?
For families wanting newer homes and heavy park access, Inspirada and Cadence lead. For families wanting established schools and walkable retail, Green Valley. There is no single answer, and anyone who gives you one is selling something.
Is Henderson safer than Las Vegas?
Henderson consistently reports lower crime rates than the Las Vegas valley average, and it is a frequent driver of relocation here. Check current statistics with Henderson Police rather than trusting a real estate page — including this one.
Do all these communities have HOAs?
Essentially all master-planned communities in Henderson do, and several layer a sub-association on top of a master assessment. Ask for the full monthly figure — master plus sub plus any SID/LID — before you compare payments between communities.
