Inspirada vs Cadence: Which Henderson Community Fits You?

These are the two master plans Henderson buyers most often shortlist against each other — both new, both amenity-heavy, both family-oriented. They are also on opposite ends of the city, which turns out to be the deciding factor more often than anything on a brochure.

Inspirada is our farm, so read this knowing our bias. We work throughout the valley, and we have sent buyers to Cadence when it was the right call — we will say where that applies.

The location difference is the real decision

Inspirada sits on the southern edge of Henderson, up against the foothills, with quick access to the 215 Beltway. Cadence sits on the north end near Lake Mead Parkway. That is not a subtle difference — it is most of the width of the city.

What follows from it:

  • Airport and Strip. Inspirada is meaningfully closer to Harry Reid International and to the south end of the Strip. If you fly often or work on the Strip, this compounds fast.
  • Lake Mead and Boulder City. Cadence wins here, easily. If your weekends are on the water, that is a real quality-of-life argument.
  • Terrain. Inspirada climbs. You get elevation, views and grade — which some buyers love and others find annoying to walk. Cadence is flatter.

Our advice, and we mean it literally: drive both commutes at the hour you would actually drive them, before you fall in love with a floor plan.

Amenities: different philosophies

Inspirada distributes. Seven parks spread across the villages — Montagna, Aventura, Solista, Capriola, Potenza, Attesa and Sentiero — with heated pools, splash pads, sports courts, dog parks and trails through the washes. The design intent is that you walk to a park, not drive to one. Details are in our parks guide.

Cadence centralizes. A large Central Park anchors the community, with a substantial sports park, pickleball courts and a well-run events calendar. It is a bigger single destination rather than seven smaller ones.

Neither is better. If you have small kids and want a park at the end of the street, Inspirada’s model fits. If you want one big hub with programming, Cadence’s does.

Housing stock and stage of build-out

This is the difference buyers underestimate.

Inspirada has been building for long enough to have a deep resale market alongside active new construction. That means finished yards, installed window coverings, mature landscaping and — critically — actual comparable sales to price against. Our market trends page is built from those closings.

Cadence is earlier in its build-out, so the mix skews more heavily toward new construction. That is an advantage if you want to choose finishes and a disadvantage if you want to walk into a finished home. It also means fewer resale comps, which makes valuation harder in a shifting market.

HOA and assessments

Both are layered — a master assessment plus a neighborhood sub-association — and both have parts of the community carrying SID or LID assessments that funded infrastructure. Those appear on the tax bill, not the HOA bill, and the remaining balance transfers with the home.

Do not compare a monthly payment between the two communities until you have the full stack for each specific address: master HOA, sub-association, and any SID/LID payoff. Our Inspirada HOA fee tables show the breakdown on our side.

Age restriction

Cadence has a 55+ section, Heritage at Cadence. Inspirada does not have an age-restricted component. If you are shopping active-adult, that is close to a decisive point — and Sun City Anthem is worth adding to your list too. See our Henderson neighborhood comparison.

Choose Cadence if…

  • Your weekends revolve around Lake Mead or Boulder City
  • You want the newest possible construction and will choose your own finishes
  • You want a 55+ option inside the master plan
  • You prefer flat terrain
  • A large central amenity hub appeals more than distributed neighborhood parks

Choose Inspirada if…

  • You fly often, or work on the south end of the valley or the Strip
  • You want a park within walking distance of the house
  • You want resale options with finished yards and landscaping already paid for
  • You want real comparable sales data to price against
  • You want elevation and views

Common questions

Which is more expensive?

They overlap heavily, and the answer changes by product type and month. Comparing a Cadence new build to an Inspirada resale is not a like-for-like comparison. Ask us for closed-sale figures on the specific plans you are considering rather than trusting a community-wide average.

Are both in the same school district?

Yes, both are served by Clark County School District, but zoned assignments differ and have been redrawn as each community has grown. Verify the current assignment for a specific address. See our schools page for the Inspirada side.

Can one agent show me both?

Yes. Any licensed Nevada agent can show you anything on the MLS. The question worth asking is which one knows a specific community well enough to tell you what the listing does not say.
